Rosreestr makes changes to the extract from the EGRN

From January 1, 2023, a new type of extract from the EGRN is introduced by order of Rosreestr. The document will include information about the restrictions of rights and encumbrances on all real estate owned by the same owner.

In accordance with the innovations established by Federal Law No449-FZ, an extract from the EGRN will certify:

- state registration of the occurrence of restriction of the right, encumbrance of the real estate object (including mortgages);

- changes in the limitation of the right, encumbrance of the real estate object on the basis of a contract or other transaction (including modification or addition of the mortgage registration record on the basis of a contract or other transaction).

Citizens will have access to data on all objects belonging to them, as well as on their restrictions and encumbrances. This includes, for example, mortgage, rent, rent and easement. In particular, this type of document will make it easier to keep records for those who are engaged in renting or selling several premises at once.

By and large, the introduction of the new law is aimed at improving the quality of operations in the real estate market. It is assumed that decisions on transactions will be made faster, and the level of awareness and security of their participants will increase.
