The Russian government seriously addressed the problem of frequent errors in cadastral works and optimization of processes related to valuation and accounting — too many complaints lately have been around illegal assessments of the cadastral value of the property, complex, and bloated the procedure for the withdrawal of the property from the register.
Amendments on the procedure for cadastral valuation of real estate have recently come into force — now any errors in determining the cadastral value will be interpreted in favor of the property owner, and officials who make mistakes will be punished. But the optimization of the procedure did not end there.The government also considered the possibility of simplifying the procedure for removing real estate objects from cadastral registration.
Who and how is now able to shoot real estate properties with the cadastre: a new amendment
A significant change in this area of legislation is to expand the list of categories of applicants who have the right to apply for the services of the accounting and registration sphere. Previously, there were many bureaucratic procedures that were useless or even mutually exclusive.
For example, previously, if you inherited a destroyed country house on an abandoned plot, you had to first become the owner of this unnecessary property (respectively, pay tax), and only after that you could start the procedure for removing the property from the cadastral register. Today, the situation is different: you can remove real estate from the register without entering into inheritance.
But there is a caveat — this is only possible if the data about this house is included in the egrn.
Another point: the application for registration of rights and state cadastral registration can also be submitted today by the owners of land plots that are in lifelong inherited possession or indefinite use-when combining or dividing these plots.
Owners of apartments in an apartment building can also submit an application for state registration of a share in the right of common ownership. however, you can submit such an application today either in person or through a person authorized by the General meeting.
Finally, the procedure for removing real estate objects from cadastral registration has been simplified. For example, in order to remove a building from cadastral registration at the request of the owner, you no longer need survey reports.
