The development group "Airplane" has completed a transaction for the sale of a large regional asset - the residential complex "Don Legends" in Rostov-on-Don. The buyer was the company "Pokolenie", owned by Georgy Pliev, the founder of the development group "Sum of elements". The information about the deal was confirmed by representatives of "Airplane" and industry consultants familiar with the situation.

As specified in the Vedomosti publication, Pliev's structure will develop the project as an independent unit, while the main direction of the "Sum of Elements" will focus on the Moscow market.

Real estate market experts highly appreciate the acquisition potential, but also note the associated risks. The residential complex is located in a promising location of the city with a view of the Don River and involves the creation of its own embankment. However, the scale of the quarter requires the developer to take a balanced approach to the pace of bringing space to the market. Analysts add that the final sale price of 210-235 thousand rubles per square meter will be significantly higher than the regional average (by 30-40%), which makes the project dependent on the quality of the premium infrastructure being created.

The sale of "Don Legends" has become part of the broader strategy of "Airplane" to optimize assets. Earlier, the company ceded the site on Bykovsky Highway and the Herzen Kvartal project, and also refused to build on Varshavskoye Highway.

The developer's actions take place against the background of recent financial negotiations with the government. In early February, "Airple" requested preferential financing in the amount of 50 billion rubles for stabilization in the context of a strict monetary policy. However, the interdepartmental commission and the Ministry of Finance refused direct support, considering the financial situation of the company to be stable. Later, the ACRA agency removed the status of "under surveillance" from the developer's ratings, which also indirectly confirms the stabilization of its positions.
